Three bills. One fix.

Every Academy store pays for energy three times. The electric bill. The maintenance bill. The replacement bill. One treatment of the rooftop units lowers all three. Proven in five stores before you commit to one more.

Solar thermal $18,616.

Of which demand $13,672.

Plus $240,000 of replacement pushed 3.9 years out.

Estimates for a store of the size and age you set, at the rate you set. The rate defaults to the average across Academy's states, weighted by store count, from 8.6 to 13.6 cents. Store electricity per square foot comes from Academy's 2021 GHG report. Solar thermal is held at the floor of its measured range. The pilot replaces these with Academy's own numbers.

Bill one

Electricity. Led by the line no broker can touch.

Any broker can shop the price of a kilowatt hour. Nobody can shop the demand charge. It is set by your highest fifteen minutes of the month, when every rooftop unit is running flat out.

A fouled unit does not draw less. It runs longer and lands harder on that peak. Restore it and the peak drops, the hours drop, and the credit lasts twelve months. Solar thermal on a restored unit takes the rest of the way: at least 30 percent more.

On units past ten years, the recovery has measured 20 to 24 percent under IPMVP.

Electricity is 94 percent of Academy's measured footprint. Academy GHG report, 2021.

Bill two

Maintenance. Heat kills compressors.

Fouled coils run hot. Hot units fail, leak, and call for service in July.

Restore the heat transfer and the readings drop within 48 hours. We expect 15 to 25 percent fewer failures. That is a claim until the service log proves it. The pilot logs it.

Bill three

Replacement. $240,000 a roof. 322 roofs.

Twelve rooftop units a store. Fifteen years each. About $77 million of replacement across the fleet, arriving on failure, in summer.

A unit that runs cooler lasts longer. Three to five added years moves replacement onto your build schedule instead of the emergency line.

Mechanism

Why one treatment moves all three.

Compressor oil bakes onto the inside of the coil as an insulating film. Heat that should leave stays in the unit. One treatment strips the film and keeps the metal clean. No shutdown. No modification. Warranty intact. Solar thermal adds heat on the compressor's discharge side, so a restored unit does the same work with less electricity.

"Simon Property Group, Jersey Gardens. Nine rooftop units from 1998. 21.1 percent less energy. 22 percent more capacity. Paid back in twelve months."

Measured by a third party under IPMVP. Not an Energy Plus project.

The pilot

Five stores. Three bills. One season.

  1. 01

    Send the folder.

Twelve months of bills, the rooftop unit list, one point person. Free.

  2. 02

    Five stores, two controls.

Your oldest roofs in your hottest markets. Treated in a day each, before summer.

  3. 03

    Measure all three.

Interval data for the electric bill. The service log for maintenance. Gauge readings on every unit for life.

  4. 04

    Then the fleet.

First review at thirty days. The bottom quartile before next summer. The fleet on your build schedule.

Price

A fixed multiple of first year savings. Payback written down before the first unit is treated. Typically 12 to 24 months.

If we cannot prove it, you owe nothing.

The review is free. The pilot is measured. Nothing goes on store six until the numbers say so.
